Landowner Professor Dr. Rudolf Perhavc commissioned the construction of the villa in the Koroško suburb according to the plans by architect Ivo Spinčič. Franjo Vrabl's construction company in Maribor built it between 1929 and 1930.

The single-storey villa with a high ground floor and a basement has a rectangular ground plan. A paved stone path takes you from Rosinova ulica over a staircase to the main entrance. The latter is placed under a covered, independent area on the shorter, western side of the villa, while the exit to the garden is situated on the northern, longer side of the building (fig. 1). The villa has a flat terrace roof, the walls are covered with white plaster and articulated by asymmetrically positioned windows of different heights and shapes, a stringcourse between the ground floor and the first floor, and rectangular window lintels. A base moulding with horizontal bands in plaster surrounds the entire house (figs. 2, 3, 4).

Owing to these features, namely the flat roof, whitewashed walls without decorations and the asymmetrically set windows, Villa Perhavc is known as the first modern building in Maribor.

In the interior, the architect placed the rooms on the south side, and the service areas, such as the staircase, hallway, toilet and bathroom, on the north side. The purpose of each individual room is not noted in the plans. The only exception is the furnished kitchen in the southeast corner of the high ground floor (figs. 5, 6, 7).

Because the villa was reconstructed numerous times, its original modernistic design has not been preserved (fig. 8).
